By the way, I learned an interesting tidbit this week.  It looks like Hollis R Sullivan is paying the neighbors working on their behalf after all.  I asked the team lead over there multiple times between November (2007) and March (2008) – he always stated that they are doing it ‘out of the goodness of their hearts.’  Well, how does 12 percent payoff sound?

Following is an excerpt from an e-mail from SEACTX.

“It is our sincere pleasure to announce that the Steering Committee has unanimously approved a deal with XTO Energy.

Signing Bonus: $26,517 per acre, including all strips, easements, etc.
Royalties:          26.5% before expenses
Term:                 3 year primary/2 year secondary
Extension:         $26,517 per acre
No surface use
No guarantee of title
No subordination fees

A finalized copy of the lease agreement will be posted on the website as soon as possible. Please hold all lease questions until it is posted and you have had a chance to review it. Any answers do not constitute legal advice, as we are not attorneys; we are volunteers with a basic working knowledge of typically acceptable clauses found in other leases.

Due to the size of the group, it will take several weeks more before signing parties can begin. We are in the process of ironing out the details of the hows and whens, so please be patient. As soon as they are finalized, we will post it on the website, so check www.seactx.org frequently.

Now that we have secured this record-breaking deal, the landmen will no doubt come back into our neighborhoods. They will try, as they always do, to get you to sign with them. They may go door to door, claiming that they are representatives of our group. That is false. We will host signing parties at an off-site location; we will not come door to door telling you to sign the lease. If you receive anything in the mail, please check with your street representative, neighborhood spokesperson, or the SEACTX website first to confirm if we sent anything out – it may be a ruse.”

I am happy to announce that a deal has been negotiated with XTO Energy.  We waited a long time for this – Thank you for your patience and support.  Also, I want to thank the SEACTX negotiating committee. 

·         $26,716 Signing Bonus per acre.

·         26 and ½ percent royalties (from the well head).

·         3 year primary lease.

·         2 year secondary lease at the original signing bonus.

Please check the web site of POSAR (www.posar.info) and SEACTX (www.seactx.org) for updates.  The final contract should be available for download for your evaluation in about a week.  This will give you ample time to check it to see if you feel comfortable with the ‘deal.’ 

We will organize signing parties and will announce the dates soon.  Please remember, DO NOT SIGN with anybody at your door even if they claim to have the SEACTX contract.  Only sign the contract at an official signing party organized by SEACTX/POSAR.  Let us know if you are approached by other companies claiming to give you an even better deal.  Please look at the TOTAL package.
